Creative Ways to Increase Home Value

If you’re ready to sell your home, the current value of your house has a major impact on your sale price. You can’t sell a home for more than its worth. But like most property owners, you need to sell at a certain price to make a profit or pay off the existing mortgage. Don’t let a low appraisal break your real estate deal. Before putting your home on the market, consider a few improvements to help raise your property value.

1. Update your kitchen. A complete kitchen remodel is a great investment, and you can earn a 70% return. Because kitchens are the most expensive area of the home to update, your efforts will not go unnoticed by buyers. Ideas include installing new cabinets or refacing your existing cabinets. Consider a high-end countertop, new flooring, new appliances and a fresh coat of paint. If you can’t afford a complete remodel, go small and update the appliances, the sink and the faucet with stainless steel.

2. Remodeled bathrooms. Like your kitchen, a newly designed bathroom can “wow” your guests and contribute to a faster sale. Bathrooms are smaller and typically cheaper to update. Install a new vanity, flooring, sink, lightening and fixtures. Purchase a new tub or reglaze the existing tub. Add a nice neutral color plus decor, and you’re ready to sell.

3. Finished basement. A finished basement adds to your living space. This renovation commands a higher sale price and increases buyer interest. Likewise, home additions like a downstairs master bedroom or an extra bathroom adds value.

4. De-clutter the interior. Too many personal items can lower your appraised value and turn off buyers. Give your house a thorough cleaning before listing with an agent. Clean out closets, de-clutter and remove large furniture pieces. These measures give the illusion of more square footage.

5. Landscaping. Curb appeal is equally important because the exterior is a buyer’s first impression of your home. Keep your lawn tidy, plant new shrubbery and plants, power wash your home, and make any needed exterior repairs. Go the extra mile and include bonus features, such as fountains.
